RESIDENTIAL CONVEYANCING

Whether this is your first time buying a property, or you are an experienced investor, we offer an unparalleled conveyancing service to suit your needs. We guide you through every step of the process and ensure you are made aware of important dates, as well as other key considerations. Our conveyancing team aims to take the stress out of your matter, providing you with a smooth property transaction through our unparalleled client focus.

Our first letter to you, drafted in plain English, offers straight-forward, jargon free advice on the laws that affect your transaction. Our first letter also outlines all of the essential items you must be aware of during the important stages of your matter. We then guide you through every step of the process, which is invaluable for reducing delays and stress often associated with real estate transactions.

ELECTRONIC CONVEYANCING

Given the Gold Coast’s close proximity to the New South Wales border, we are able to service clients buying and selling in both Queensland and New South Wales.

Ramsden Lawyers participates in electronic conveyancing which provides our clients with a number of benefits in comparison to traditional conveyancing. PEXA provides benefits such as faster access to cleared funds, a safer nationally recognised system and an overall more efficient platform allowing real time lodgement and settlement. For more information on electronic conveyancing, visit the PEXA website.

PROPERTY PROTECTION

We can also protect you from purchasing a property with significant problems. When preparing your contract we can ensure it is subject to you receiving a reasonably satisfactory building report from a qualified builder. Pests can often also be a problem in Queensland and New South Wales, so we can ensure your contract gives you the right to have a pest inspector visit the property to check for termites and other unsavoury insects, pests and rodents.

SETTLEMENT

We also look ahead to Settlement – which is the day you pay the price (less any deposit you have already paid) in return for you receiving the property. This can often be a stressful time for you, so our experienced team are able to foresee any potential issues which may arise – preventing any issues which could arise.

OFF THE PLAN CONTRACTS

We are experienced in assisting buyers purchasing off the plan. As off the plan contracts are often in favour of the Seller, we suggest booking a time to meet with a Conveyancing Manager so we can ensure your rights are protected before you sign a document which is legally binding.

SELLING YOUR RESIDENTIAL PROPERTY

We have the experience to advise and assist you in preparing a contract which ensures your rights are protected. As you are selling an important asset, we take the time to discuss the aspects of your sale which are important to you. By having these discussions with our Conveyancing Managers prior to signing a contract, this assists in avoiding any issues which might impede or adversely affect your sale.

We will work with key stakeholders in your transaction to ensure you achieve the best result possible. We will liaise with your Agent to ensure the terms of your sale are advantageous to you and key milestones are achieved. We will also liaise with your outgoing bank to ensure it is ready for Settlement.
